Lost in Multiples? You aren’t the first

Buying a home can be stressful enough without having to worry about multiple offers.

Multiple offers are too competitive for some people. It’s added on stress to try and make your offer the best without knowing what the other offers are. You don’t know what others are willing to pay, they may have a higher budget and can afford to spend 30k over asking.

The unknown is definitely difficult to handle.

As we shift this year (2026) to a balanced market, we are still seeing multiple offers and we also see some other homes sit on the market for months without any.

You could still end up in a multiple offer situation at any point. And guess what…

You might lose.

It happens. I feel the frustration as well. I get why you are on the phone with me telling me you are so frustrated. I understand that you wish you could’ve known what others offered. I hear you, however you aren’t the first. 

There’s some buyers that lose out on a lot of homes. 

YOU have to decide what it’s worth to you and if you even what to go into multiples in the first place.

If I come to you saying that there’s already some offers on it, and you say you don’t want to participate in that, it’s okay.

Let’s turn it around.

Here’s what happened with mine recently: we wrote an offer the day of viewing this one property and then 2 other offers came in by the next morning. We were told to make any changes.

But what happened?

Yes we could’ve moved up in price, but with the budget, we couldn’t even compete. 

We kept our hopes that maybe they would still choose us but, at the end of the day they didn’t.

We were frustrated. We picked ourselves up though.

2 days later we were out for more showings and wrote another offer and it got accepted the same night.

Sometimes the one you lose isn’t as good as the one you find next. 

Multiple offers will always be tough, you just have to pick yourself up and move on to the next.
